Description

Edie is a 70ft steel semi-trad narrowboat with reverse layout built in 2006 by Equinox (serial no EQU007), and has been my home since I purchased her in 2017. I've had lots of interest that has led to a few positive viewings but not with anyone who is quite ready financially to make an offer. I'm not in a hurry but do want to sell, so I've reduced the list price to £89,000.

She was previously known as 'Daisy May' but I re-named her after my late Grandmother (Edith) who passed away in 2018 at the grand age of 95. Edith was cheeky, always smiling and loved half a pint of bitter shandy, and it somehow seemed fitting to rename the boat after her when I had it repainted in 2019.  The previous owner (C Hartley) did a lot of the current fitout, but I had the two bedrooms and bathrooms completely replaced by Cluett Carpentry of Hackney in 2019.  I don't have any history prior to the previous owner, but the hull is in great condition with virtually no corrosion, as detailed in the three available hull surveys (2013, 2017 & 2022).  I've carried out a lot of improvement work over the past few years, which I'll summarise below.

She's perfect as a liveaboard and for cruising, with a huge 1200 litre water tank, 480Ah leisure battery bank, 735W solar panels that provide all the electricity I need between April and October, bow and stern canopies to keep the weather out, and a flexible living space.   Inside she is light and open, fully repainted internally in 2022/23 with Little Green intelligent eggshell and with oiled birch ply elements throughout (galley steps, second bedroom door latches, bedroom / bathroom shelves and main bedroom surfaces and headboard).  4 fixed berth (2 double beds), could be 6 berth if the saloon had a sofa bed instead of the existing sofa. Each room has both 12 volt and 240 volt sockets.

CRT Registration number 518616.  Watercraft identification number (WIN): GB-RYA-093-HBE 515. Certified as compliant with RCD regulations by C Hartley (previous owner/fitout) with owners manual and displays a CE builders plate on stern. Boat Safety Certificate BSSER-420916/21 valid until Sept 2025.

Overview:

Steel semi-trad narrowboat with reverse layout.  Constructed of mild steel with a 10mm baseplate, 6mm hull sides & 4mm cabin. Walls and ceiling are insulated with celotex type insulation board. All window glass can be removed (great in summer) with the larger windows also having replacement aluminium panes for security (e.g. towpath side when in London).  Roll down window blinds fitted throughout for privacy but still let light in. Hull was last blacked in 2022 with bitumen (previously with Coflex / Comastic vinyl tar) and is fitted with 12 anodes (new in 2018) - 8 along edge of baseplate and 4 on the fore & aft swims - all of which still had 70% material left at last hull survey (2022). 

Stern deck:

Second bedroom:

This room could also be converted to an office or a dinette if they were more useful to the new owner - the bedframe would not be too difficult to remove

Bathroom:

- Towel rails, hooks etc
- Compost toilet (original Kildwick).  This would be removed prior to sale as it's now 5 years old and I'm sure a new owner would like to start afresh!  There is no fitted toilet waste tank, so any replacement toilet needs to be a compost unit or chemical portapotty.  Happy to discuss if the buyer wanted me to sort this out.

Main bedroom:

Bow deck:

- Water filling point to 1200 litre water tank (extends under bed in bedroom).  This is the largest tank I've come across on a narrowboat and last me easily 5 weeks showering every day and without being particularly careful.

- Bow storage locker containing anchor and lines, and various hoses etc. There is a bow thruster tube in the bottom of this locker but the thruster control mechanism had never been fitted and so I had the tube ends welded over in 2018 on the advice of a marine surveyor to avoid build up of bacterial growth.  She handles really well and the only time I've ever felt that a bow thruster would be useful is when turning / maneuvering in strong wind, which I just try to avoid.
- Tunnel light & horn

Roof:  

- Handrails run most of the length on each side
- 3 x storage boxes with Panasonic 245W solar panels fitted with piano hinges.  These can be opened from either side for access and tilted at various angles to catch the sun.
- 1 x large planter box - not currently planted but I've grown heaps of veg in these before.
- Decking accessed by a removable ladder that can be fixed on either side.

Key work carried out: 

2023 

- Engine, exhaust, batteries etc removed.  Engine bay stripped back to steel and repainted. Engine fully serviced, coolant system drained and refilled.  Engine, exhaust, batteries etc reinstalled.  New automatic bilge pump fitted.
- Bow deck and stern hatch cover taken back to steel and repainted.
- Majority of internal walls and ceilings redecorated in Little Green intelligent eggshell paints.
- Kitchen worktops sanded and recoated with Osmo Top Oil Satin and re-siliconed.
- Oven heatproof splashback installed. 
- New window blinds fitted throughout.
- Sink and shower re-siliconed.

2022 

- Out of water for blacking at Semington Dock.  Blacked with 3 coats of Intertuf 16 Black Bitumen, including baseplate.  Hospital exhaust replaced.  New bow fender & fittings.
- Hull survey carried out by W&S Marine Surveyors - available to view.  All 12 anodes recorded as having 70% material left.

2021

- Stern and bow canopies fitted by Mastawerks of Bristol
- Honda EU22i lpg/petrol generator purchased
- Shoreline 12v larder fridge purchased

2020

- Leisure batteries replaced with 4 x 6v Trojan T125 240Ah deep cycle, giving 12v 480Ah total.
- Victron Bluetooth Smart Battery Sense installed

2019 

- Both bedrooms and bathroom completely refitted with handmade bespoke fitted furniture by Cluett Carpentry, Hackney.
- Roof decking, ladder, planter and storage boxes made by Cluett Carpentry, Hackney - boxes fitted with 3 x Panasonic 245W panels (model VBHN245SJ25)
- Victron Smartsolar MPPT 100/50 bluetooth solar controller & Victron BMV712 bluetooth battery monitor installed
- Exterior fully stripped back to steel and repainted in Epifanes Marine Enamel by Lela Lewis, London.

2018

- Out of water for blacking at P&S Marine, London.  Blacked with Comastic vinyl tar (has a longer overcoating interval than normal bitumen), including base plate.  Existing anodes replaced & additional anodes installed (giving 12 in total).  Stern gland repacked.  Other minor work incl additional 12v power circuits installed.

2017

- Pre-purchase hull survey carried out by Broomfield Marine Services at Enfield Dock, London.  Available to view.

2013 (by previous owner)

- Previous blacking using 3 coats of Coflex vinyl tar (has a longer overcoating interval than normal bitumen), including baseplate.  
- Hull inspection by Maple Marine (available to view).

Work needed:

Edie looks great externally and often receives compliments, but like any boat in constant use, when you look more closely you see that there are areas of the external paint that would benefit from sanding, rust proofing and repainting to address surface rust either due to scrapes or where items have sat on the paint and allowed water to accumulate.  I have lightly sanded and rust treated some of these areas using Vactan, but haven't started to repaint properly as it's a bit like painting the Forth Road Bridge and is just one of those jobs that, unless you get it done in one go, needs doing bit by bit as it occurs.   There’s nothing alarming. I have done the larger / more obvious / awkward areas (engine bay, bow deck, stern hatch cover), so it’s really just ongoing maintenance, and if I was keeping her, I'd want to focus on these smaller areas next. 

Based on the Kennet & Avon canal on a non-transferable CRT leisure mooring at Claverton, just outside Bath.
