Royal Docks London UK|
The Bruce Stone is a former Thames Oil Barge that has been expertly converted into 4 high-spec apartments with 16 bedrooms, 10 of which are large double ensuites with mezzanine floors.
She was converted at a cost of over 700k in 2008, and has been let as multi occupancy rentals until around 3 years ago. Her hull has been renewed following an out of water survey. She is currently moored in the Royal Docks, London.
Unfortunately she can’t stay where she is. We have potential options for moorings in Essex and the East Coast. They all need developing and we don't have the time to work on them anymore. I will introduce interested and vetted parties to the moorings options we have discovered. Ideally suited as an Air BnB group accommodation business, mutli-let residential or we've also been in discussions around accommodation for workers on building sites.
The accommodation consists of:
Flat 1 - 3 large ensuite bedrooms, 2 with mezzanine floors, 1 very large room with steam room and spa bath in former bow locker. Large open plan kitchen/diner and living room with wood burning stove.
Flat 2 and 3 - 4 large ensuite bedrooms with mezzanine floors, Large open plan kitchen/diner and living room with wood burning stove.
Flat 4 - 5 bedrooms in former crews quarters with 2 bathrooms, very large living room in former engine room with stage area, kitchen and large built in sofa area.
Large decks all around the vessel, large foredeck with seating, a rear deck with seating and large poop deck with lots of space. Built in planters.
The apartments share services including central heating, power, waste water processing and other facilities from a shared maintenance area and service corridors throughout the vessel. There are wood burning stoves throughout with back boilers that contribute to the central heating, full insulation and the opportunity to add heat sources such as solar via the thermal store. The is a large oil boiler that can run biodiesel.
Please note these photos are from the original conversion. She is not looking like this at the moment and will need investment to bring her upto condition. I think around 100k depending on level of fit out.
An amazing opportunity for someone with the vision and ability to find a home for her. I live overseas and the other owners aren't able to commit enough time to getting this back into operation.
