Fantastic opportunity to own a unique houseboat located on Oulton Broad, Suffolk. This houseboat is moored out in the broad with the most stunning views in all directions and really does allow you to get away from it all, as it can only accessed by boat. We have enjoyed our houseboat “Mallard 1” for the last 9 years, but it is now time to pass her on to another family to make those special memories with.
The main living area/lounge has 2 large Futon Company Oak 3 seater sofas and a single arm chair, all with stunning views through the floor to ceiling windows to both sides of the lounge or the sliding doors out to the deck. It really is a special place to sit and just watch the wildlife or all the passing boating activity while you relax with a glass of wine. Heating in the cooler months is provide by a heating oil gravity fed pot stove, that we normally only ever run on its lowest setting to take the chill of, but you can if desired even cook on top of it. This stove with the addition of the little stove top fan spreads heat through out the houseboat.
The front deck is where we spend most of our time in the summer, with a table and some recliner chairs, there really is no where better to be, just to watch the world go by and enjoy those views that stretch the length of Oulton Broad or the sunsets in the evening in the opposite direction. The annual sailing regatta in August is something not to be missed, with nearly every historic sailing vessel form the Norfolk Broads coming to compete very competitively indeed, they get so close, we sometimes ask then if they are coming to join us for a glass of wine !! There is also on a few days a year National Power Boat championships which is a very dramatic change from the normal peace and tranquillity, but is very exciting to watch and our houseboat has one of the best views of the top turn of the course on the whole Broad, indeed all other spectators either have to be on land or quite some distance away on the day, but there is no moving us.
The fully equipped kitchen has a full size domestic gas oven/grill, 4 burner gas hob, full size domestic fridge and modern gas fired hot water boiler. Stainless steel work surfaces with inset sink and large breakfast bar with seating stools for four and the most amazing views while you are doing the washing up or preparing a meal.
She has two double bedrooms and both large Futon Company sofas in the lounge convert to double beds if needed, so has plenty of sleeping. The Master Bedroom has 2 hanging rails for clothes and built in shelves. The Guest Bedroom has a draw unit for clothes storage and both rooms have storage under the beds as well, which are very high quality pocket sprung mattress and very comfortable.
The bathroom has a walk in shower, basin sink and a composting toilet that works extremely well and never has causes a smell. The bathroom hot water is also fed from the central hot water boiler.
All windows are UPVC double glazed unit, so very low heat loss and easy to clean.
The houseboat comes ready equipped to use, with all furniture, inside and outside furniture, kitchen plates, pans, etc all you will need is some bedding sheets and towels and you have a ready made holiday home or bolthole.
Electricity is provided by a Trojan high capacity 12 volt battery, charged by solar panels on the roof, this also runs a Victron inverter to provide 240 Volt AC for domestic appliances, there are a number of USB charging points around the boat for phones and iPads etc. and all the lighting is LED. The water needs to be brought to the houseboat in portable containers, that we keep in the row boat and fill with a hose at the marina, then row back to the house boat, where there is a pump to suck the water out into a storage tank aboard, so quite simple and very very eco friendly, completely off grid living. There is very good mobile phone coverage at the houseboat with 4G working very well and I have in fact taken my laptop and worked from the houseboat in the past.
We have enjoyed numerous holidays, short stays and day visits aboard are unique houseboat, but have decide the time has come to sell her to the next loving owner. She is moored by chains at the front to a anchor weight that is owned and maintained by the Oulton Broad Yacht Station which is run by East Suffolk Council, to the rear she is tied by ropes to wooded pilings, this allows the houseboat to move with the wind and semi tidal water level changes, as Oulton Broad is effected by semi tidal waters and is in fact the most southerly Broad of the Norfolk Broads network. We access our house boat with a small row boat that we keep on the hard at Ting Dean marine holiday park, which we launch down a slipway there and row across to the houseboat, which takes about 5 minutes. This row boat is in fact a “Lugger” sail boat as well, with the sailing rig stored on the houseboat and we also have a Suzuki outboard engine for it as well, should you decided rowing is to hard work or you want to go further a field with a day trip up the Broads or just to one of the lovely riverside pubs. We pay to keep the rowboat at Ting Dene marina as its closer to the house boat and has parking, but the mooring agreement does come with a in water tender mooring over near the Yacht Station which could be used instead.
Annual costs for a holiday home/houseboat are very reasonable and are annually renewable with East Suffolk Council, the houseboat has been there since about 1955 and was rebuilt completely in the late 1990s and really is very low maintenance, the fit out inside uses a lot of mahogany and pine and always smells of warm pine when we slide open the door on a sunny day.
The cost of annual ownership is as follows, the Yacht Station mooring fee is £1500.00, the Broads Authority boat license for the houseboat is £349.00 and we chose to pay £73.00 for the tender to have a outboard, but if you dropped that it could be free. Storage on the hard at Ting Dene Marina is £450.00 but this could be saved if you chose to keep the tender at the Yacht Station. Insurance for the houseboat and tender is £363.00
All these costs have been paid for this year (1st April 2021 to 31st March 2022) and would be transferable to the new owner, except maybe the insurance, as we all know how money grabbing insurance company’s can be !!
To summarize this is a very special place to spend time, quite unlike anything else, none of the hassles of owning a boat (stuck in a mariner or racing to the next mooring !) with all the pleasures of being on the water and stunning views. We are looking to sell our houseboat, but should point out the that viewing will only be considered after a long telephone conversation and for serious buyers only.
